Remember Nasty doesn’t mean dirty.  

Finally, remember that real estate in HCOL areas is often about long-term appreciation rather than immediate cash flow.

Just remember, you’ll maybe inheriting tenants, so make sure you run the numbers and see if it makes sense for you.

But think of your capital like a fund - some purchases make sense to finance, and some you may get a screaming deal if you come in all cash with a quick close.

Whatever you decide, remember that appreciation is why you're exploring a 1031 :)
