It sounds like that might have been the situation with @David Krulac , but should be able to get nice rents with a total refresh also..

I don't consider myself lazy for using them and there are tons of times that I go back and listen to chapters as a refresher (just like a book).

Even carpet/paint/refresh jobs go over that.50/50 is pretty common, but if you can get more, then do it.

I had researched real estate investing in the past, so it was a nice refresher and I did learn some things.

And the owner of the property prior to selling to the Japanese paid 1 mil to the Resolution trust to release the participation aspect of this mortgage then promptly sold it to the Japanese company ( Owner of SEga Systems) for 110 million and kept all the up side.

Regardless, it's interesting to me.Anyway, as someone who has been pretty jaded about buying wholesale deals the past couple years, this has been pretty refreshing, and I'm hoping that buying from wholesalers can provide a viable stream of deals in the future.

I dump letters monthly to the same non-owner occs with equity in the neighborhoods I want to buy in for 6 months in a row and then I refresh the list ad mail 6 more time.
