I seem to recall a time not that long ago when buyers who were higher risk were allowed to buy homes and while the situation was much more reckless then than now it didn't end well for the housing market and I hope we don't repeat that.

Plus 3/2's are rare in NOLA.As for your pricing question, there are lots of things to take into account that you have not provided, it would be reckless to say.Try using the Tools - Rental Property Calculator.That fact that you mention $2100 in rent ($1150 per unit), indicates that you think the property is in an OK area (unless your basing that on Section 8 housing numbers).

I usually ignore traffic unless they are a pattern and driving without a license, no insurance, and no registration are signs that he has repeatedly made some mistakes and may be reckless however if these were old I may look past them.

In my head I want a cushion, and would only be putting 35-40% of that amount to work at any one time....and as our account grows the percentage working may grow as well...but it seems to us that throwing it all out there at once with nothing to fall back on would just be reckless...like betting on red every time in Vegas....you may win for a while, BUT in the end you will lose it all...think 2008.
