Many contractors have been busy making $ hand over fist for the last 8 years doing roofing and siding jobs since Billings has been hit by 4 major hail storms. 

Completely rehabbed both bathrooms, half the kitchen, new flooring in two rooms, painted entire house, replaced roof (got a hail storm that helped pay for it!!)

@Alexis MarieAdditionally, shop around for insurance that covers hail-wind perils with a low deductible.

I hail from Monterey, CA and am new to real estate investing (I still have to google most of the acronyms). 

Vinyl gets easily damaged by weedeaters, hail etc.

More info: 4/3, 2000 sq ft home near Denver, CO (so hail is a major issue; having had a car and a roof totaled within the last year I'm a tad paranoid!).

If you are on the west coast that even seems a bit high to me, because we don't have the same hail threat that a lot of the rest of the country has, but if you are in the gorge wind concerns could be what's driving it.

Sometimes what we see is outside paint....so you do that and then you're good for another 10-15 years, water heaters....again change that and you're good for another 8-15 years, AC units...again every 8-15 years, roofs ...well they say every 20-30 years, but seems like here is about every 8 years due to hail storms... sometimes I actually think the older the home, the better built it is.
