@Kenneth Jenkins you forgot to mention owners that expect a PMC to use contractors off Craigslist that are unlicensed, NOT insured and rarely have acceptable experience/skill - but, they quote the "best" price.These same owners will sue a PMC if using these types of contractors results in a tenant lawsuit.

There's no excuse.I've had renters pick up the keys, then call me 30 minutes later to say the bedrooms are smaller than they expected.

You will surely meet flippers, landlords, etc there who are always looking for good deals.Well this ended up being WAAAAAAAAAY longer than I expected.

Over a 3 to 5 year window.Our self storage developments we expect a 400% COC return in 2 years.  

The money partner on these deals will bring in about $35,000 to $50,000 for each deal and the expected IRR is around 25%-35% each year for the 3 year period essentially doubling their money in 3-4 years.So rather than focusing on picking up a couple of coaching clients this year, I think I am just going to focus on finding money partners to buy deals with.  

Expect to spend another ~$8K for that.If you are planning to close all-cash and bring enough cash with you for operating expenses and rehab, you are looking at a minimum capital raise of about $3M and that is for a cheap 32 unit.

I would expect to be at 90% full myself or worst case 85% since it would be in a better location. 

Given the $100 figure for ground floor, I'd expect an adjustment more like $10 a sq.ft for basement.
