Plumbers, electricians, cleaners, and everyone else is charging higher prices because the cost of fuel, equipment, and materials has gone up.

A second-year law student would take you to the cleaners trying to evict or justify an unrepresented wholesale purchase from an 83-year-old woman.

This is a serious problem, and unless you learn really, really fast, you'll end up being taken to the cleaners as you implement contractors' and inspectors' wishlists without the discernment to realize what is needed and what isn't. 

All my artwork would go, along with the suit of armor and the full size Marilyn Monroe display.I would leave the beds, vacuum cleaner, charcoal grill, cable/wifi service, washer/dryer, the gym equipment, all my adult oriented artwork that has my contact information on it (calendars of scantily clad women doing construction work).They would need to pay the gas, elec, water, trash, sewer. 

As long as you have a solid cleaner and handyman, you should be set for any needs from a management perspective.

And if that doesn't do it use Once N' Done No Rinse Floor Cleaner.

My house cleaners are awesome and keep the house feeling new two years later.

btw: I totally get and respect why the Deed of Trust is used - it ties money specifically to one house so it's cleaner record keeping/accounting and just more an organized way of doing it for the person who is asking for the money.

I know we will need to hire a cleaner or maybe two, as we'll need probably 30+ hours a week of cleaning done.

The carpets needed to be cleaned, we had to hire pro cleaners to deep clean the house, and some screens were damaged.
