You can get rid of many of your annoying little 'old-house issues' by buying an existing house that needs repairs and literally doing everything: new plumbing, new electrical, new drywall, new roof, etc....

I had 11 of these and good systems in place but still had 1-2 evictions a year and 3-4 big things that were normal annoyances like plumbing leaks, damages from hurricanes, or some vandalism.

The property managers that I temporarily employed had different opinions of what acceptable property condition was, I probably could have gotten higher rents and the new tenants had to deal with some annoying things for a few years that I would have happily fixed before they moved in if I'd known about them.
