Odd fresh paint, some clearance mosaic tile slapped haphazardly behind the kitchen counter, and some paneling in the bathroom with a clawfoot tub and a strange smell of mold.

As you can see in the picture below there is a 2 inch end panel in between them.

We had to put 20% down and still had to pay out of pocket for new roof, termite damage, upgrade electrical panels, wiring, stucco repair and new fence. 

But bringing up a hinge on the electric panel is absurd.How do I approach this request?

I have not tried them but there are also acoustical panels you can get to help as well.While none of this is required of you, if the tenant otherwise is a good tenant it might be a nice gesture.

There's ugly wood paneling throughout the house, and in several spots large areas of the walls are warping. 

Thus today I will be going to Lowes to get some 4' x 8' bead board panels to match a house I'm working on.Also, regarding local yards, I'm doing a major project in a town that doesn't have Lowes or HD but has a local yard literally 3 minutes drive from my project.

I'm going to side with @Nick Doria and black appliances. just think most of the SS appliances are for the most part black with 1-2 SS panels.

In some cases the hearing can be in front of a panel of several or just one.
