You should rent "Pacific Heights".

When we evict someone we are actually evicting not just a tenant but anyone who is in POSSESSION of the house.I’m sure most of you have seen the movie Pacific Heights.

Regular homeowner insurance will NOT cover non owner occupied, non SFR rentals.You are fortunate to be in the pacific northwest - but NOT within city of seattle boundaries. 

AirDNA and other similar sites label these areas as high demand for short-term rentals and I always figure it can be turned into a long-term rental if it doesn't pan out.

Ps none of my probate mailers panned out, so I'm not sure what I did incorrectly.....though, again, that's what my friends say is the most lucrative......but not based on my minimal experience. :) Sorry I cant help you more.

You have your own "Pacific Heights" scenario. 

No one is right or wrong today, we'll only know in a few years how our decisions panned out. 

Some people have different cleanliness standards and if its an issue, then get an old set of pots and pans from Goodwill and people need their own dishes, cups, and utensils.
