As far as being "intrusive" to the tenant, These inspections typically take about 15 minuets and are panned ahead of time with the tenant. 15 minuets every 6 months should not be too much hassle for them.

That way you can unload groceries and put everything in the fridge or pantry while the bags are on the counter by the stove.If you don't want to move the electrical for the stove, put the pantry and fridge on the other side and keep the stove where it is, adding some storage and counter space....always good to have a place for pots and pans and a cooking surface by the stove.

I'm looking - I've been working on lining up some 1031 exchange possibilities, but nothing has panned out yet.They know I was putting the property up for sale (I had given them 2 months notice so they could try to buy it, but that didn't happen) - there have been several walkthroughs, too.I'm meeting with them on Monday as I didn't want to tell them over the phone.

Make sure to teach your tenants about never putting hot pans on it and let them know their deposit will be charged for any maintenance over and above what I previously described.

We pulled the bags out, swept up the food (it transpired that the tenant owns a broom but no dust pan) and replaced the stove.
