Everyone's perspective comes with built-in biases; including yours.  

I see people routinely trying to rent a room in their place or attached apartments to only females. Do you think this violates fair housing discrimination laws? It seems clear to me, but am surprised how common this is.

I have never been to Austin so I am very biased.  

This is more out of curiosity than anything, but it sounds like the Fair Housing Act makes it illegal to have discriminatory advertising against a protected class, gender being one.

I can't reject anyone based solely on his/her familial status, so is it even legal to ask questions about kids' ages, genders, sleeping arrangements?

IF you end up in court, the last thing you want is the judge to be biased due to improper actions by you. 

OK, after reviewing the tenants' laundry list you posted, in my absolutely biased and unprofessional opinion, their "demands" come off as excessive.
