I finally asked her about their money-back guarantee in case all of this didn't pan out; she told me I could get my money back for any reason (I believe) within 60 days.  

There are many potential & scheduled development projects in and around downtown including the Manchester Pacific Gateway, Seaport Village, Gaslamp Promenade, 7th & Market, East Village Green, Campus at Horton (Horton Plaza), Chula Vista BayFront & many more.I've put together videos on my YT channel reviewing most of these. 

I am looking to switch management companies but afraid I may be jumping from the frying pan into the fire.

My first deal I ever bought I tried to house hack but it didn't pan out that way, the numbers didn't work.

Either way, we only plan to stay in the Pacific Northwest area for another 5-8 years until my daughter is little older, then we plan to get the heck out of here.

You don't want to jump out of the frying pan into the fire.If this woman has "your best interest at heart" as you claim, she should be willing to absorb some of this loss on her side of the ledger, or at the very least work out some kind of credit moving forward.It's not fair to paint them all with the same broad brush, but it seems when it is not their own money being spent, many PMs seem quite cavalier about this sort of thing.
