Worst case, I work until I'm 60+ but what I can't afford to do is put all my money into RE and have nothing if that doesn't pan out and work until I die.so if you have the money, yes, I'd invest in a 401k.

We had the carpet professionally cleaned and I figure I can get another year or two out of it.The bathroom hasn't worked since we bought the house because the grout cracked and the galvanized pan under the shower rusted out.

Just be careful on where you buy and make sure the numbers pan out, the single family market is still pretty soft and there are a ton of properties that have been redone and sitting in certain parts of San Antonio.

In fact, with 25+ years of flipping and investing, I have never had a claim other than a roof due to hail damage years ago.In early August I had a tenant who left a pan of oil on the stove and the subsequent fire destroyed the property.
