It sounds like the overall theme here is to stay away from short sales. 

I have no debt other than the 110k at 6%4-I live in a good area where short term rental is possible lots of seasonal events and weddings. so having a large house which is kinda unique to the area seems like it would do very well.

we always meet the first Wed of the month (unless it’s is a holiday) but also have meeting at other times.

Hi,Having a two+ bedroom is best because of families, newly weds probably wouldn't look at anything near a school per say.

There seems to be a common theme, which I agree with - don't take short cuts and don't do it if it doesn't feel right.
