The high speed rail has some approval: The high-speed rail station in Merced is environmentally cleared to be located adjacent to State Route (SR) 99 and the Union Pacific Railroad (UPPR) line on SR 59 – also known as Martin Luther King Jr.

(again not really relying on this either because it has not happened yet but they are in talks).There are a few new hotel projects planned on the strip and if those pan out successfully I can see a lot more development in the future. (10 years from now).WYNN announced it will build a man made lake and a new tower.

Now, add things you might find in higher-end extended stay hotels like a fully equipped kitchen, pots, pans, dishes, flatware, laundry facilities, etc.

These bubble prices were a flash in the pan, not a sustainable/ permanent shift in the market.  

And if it doesn't pan out I'm stuck with Class C properties that are hundreds of miles away that probably won't sell.
