I just spoke with a bank here in the Pacific Northwest that does a 20 year term and has a fixed interest rate for the 20 years.

I was originally planning on trying to find a 3BR house and rent out two of the rooms, but that will not cover much of the mortgage in my extremely expensive market in the Pacific Northwest.

If this pans out, I will definitely update the fam!

It sounds like lease options can attract buyers quickly but don't always pan out.

I have to second @Ken Badziak, I'm a transplant from the Pacific Northwest (Portland, OR), and while I miss it, there's a lot to be said for having a natural tan in November.

He recommends the Shluter Ditra/Kerdi systems plus their pan assembly kits, to minimize leaks and mold.

If the potential buyer doesn’t pan out I still need the property vacant so I can sell the place.
