After I spent WAY too much on a wedding /honeymoon, it took me some time to pay that off. 

I've been twidling my thumbs in reference to REI for months.I've been researching for months and was getting overwelmed with all the different aspects of REI.I had read a few books,visited various websites and webinars.I finally calmed myself and decided last wed to start off with bird-dogging and wholesaling.

My wife and I had just gotten married in October 2011 and the next year we made the difficult decision to sell our home on a short sale rather than sink all of our wedding money into refinancing it.

Indeed, other than the area right by the Med School in Kansas City, KS (just north of County Line and just west of State Line) I wouldn't invest on much unless it was around 77th.

That is one theme-- the local impacts are key, some areas are more or less sensitive based on factors like the local economy and job market.Probably the biggest impact for me was being able to find my first multifamily (4 plex) at a sufficient discount to pencil out well. 

Debt to income is a little high due to student loans but drastically improving annually.Paid for our own wedding and honey moon in 2010 delaying extra progress on other debts for a year or so. 

I applaud your efforts to teach your daughter the basics of FINANCE.My youngest daughter (& RE investor) was recently in a wedding party where the groom (PharmD) belatedly discovered his bride (MBA) had >$45k in student loans.

I have a wedding to be at that weekend in Chicago :(
