I want an all new kitchen from soup to nuts, new bathroom, new hardwoods in living room and dining room, refinish original hardwoods in 2 bedrooms, paint, replace wood paneling in 2 rooms with sheetrock/mud/tape/paint, make 2 existing doorways a little larger, frame half of basement/drywall/outlets/carpet.2.

I was planning to charge the tenant as the only way I can see the lever breaking off is being too rough with it, but then I saw this thread with the control panel hanging off and the consensus seemed to be that this was normal wear and tear.

I walk into houses that I'm looking at as possible investments, and I see old wood paneling, old wood or worse yet, metal cabinets, dated bathrooms, etc...I don't want to put a zillion dollars into these, but I don't want to be considered a "slumlord" either.

This pipe terminates into a sump pump.Next, the walls were covered with a heavy gauge plastic wall panels that extend down into the trench.The remaining space in the trench was filled with gravel and a new concrete floor was poured .It's amazing how much water flows into the sump pit but the basement is completely dry.It was fairly expensive but in retrospect, worth every penny since the space is now usable square footage.
