Like I said- even if it doesn't work out Tuscaloosa seems like a no brainer for appreciation, LTR and probably MTR as well.  

If you don't move back you can be looking at a 200k tax bill if it doesn't work out due to having to pay capital gains on the profit

I would then approach the tenant and work out a solution that is far for the both of you.  

Getting everything all done at once without any problems is ideal, but it doesn't always work out that way. 

Plus the logistics of trying to get multiple note holders to agree and be happy on servicing, collections, work-outs, and exit strategies sounds like herding cats!

That if all things work out as planned and there are only minor hick ups along the way.
