Also Texas came out with some very strong laws on lease options as well, that is well documented. 

Just understand that you'll need to manager the PM, so you can't be completely hands free. 

Many of them become entitled and create problems, particularly for amateur landlords that don't know how to manage well. 

Soon there will be a refinancing event wherein I will be cashed out. 

The key for me wasn't to invest in the 'best place' but to know a market so well that a deal jumps off the page when it appears.

Any insights, experiences, or recommendations would be greatly appreciated. 

They will know market data and trends better, have reliable comps to base their recommendations on, and could even be a great deal flow with current portfolio properties selling.The completely remote, centralized PM function is one of the reasons why you see the homes owned by PE firms sit on the market so long.

I know this must be hard on Clayton as well as the investors.

Those make sense and cash flow well.
