Here is the IRR Chart:What Kelvin is saying is that this is the most pessemistic scenario where he will have ZERO Appreciation AND NO CASH FLOW INCREASES due to increasing rents versus expenses.Kelvin can then come up with an optimistic senario, such as add 5% annual appreciation with 2% annual cash flow growth.That would supercharge his IRR.Aside from this, the danger, as others state, is that Kelvin cannot afford the negative 200 per month cash flow.

Carbon fiber body panels, superchargers, headers and exhaust components, aftermarket wheels, performance pistons and rods, machine work, etc – these parts are not cheap, and the extensive modifications left my car absolutely useless during installations for long periods of time.In total, after spending $17,000 to buy the car that I eventually owned free and clear (excluding interest) and spending an additional $20,000 in performance and other upgrades to end up with a reliable 600hp beast on the streets, I was essentially going to realize a loss of $22,000 if I was able to sell the car for $15,000 - the current blue book value the day I stood in the garage pondering if I was ready to take the leap and sign it over to a buyer.

Think of the tax sheltering in the same way you would leverage on a real estate deal - it supercharges your cash-on-cash returns.The comments about employer matches are spot-on if you work for an employer.

@Chris Martin  as a tesla owner I have delved into this a little bit.. but more on the commercial side what I was surprised to hear and not sure where I heard it.. but Tesla has been able to offset supercharger locations and set up by the ground owner PAYING tesla to allow them to put superchargers on their property..

I have put in for a cash out refi on my only rental after learning the nuances of cash flow vs. owning outright...from bp...Brandon is a super charged up guy...which you can hear in his webinars...try one out and you may decide quick on your pro purchase...:-) Again, if its a burden and you wont sleep well with the purchase, dont do it...But I am sure the calculators will give you much knowledge than before a pro...
