@Joe Splitrock: You misunderstood my sentence.

Jason, Based on your last sentence, I think you're making an assumption that landlords are wealthier than the tenants who rent their buildings. 

I'm also confused about your last sentence stating that you have to elect to capitalize them under Sec. 266 "to do so."

Starting out by house hacking a multi-family property is a great and very simple way to go; it will get you into the property and give you experience you can build on right away (hint: read that sentence again). 

Don't be the guy who just comes in asking for help, especially someone who asks for help from 2 simple sentences that are bare bones.

Just for starters, your second sentence is admitting that you're committing mortgage fraud...and I'm not an attorney, but I think it's a felony.

@Colton Tapp you typically do not see the word boutique and affordable used in the same sentence.
