Has nice curb appeal.Tenant #1 is current owner who built the building in 2001, and would like a new 3-5 year lease at a rate that we are happy with.Tenant #2 has existing lease thru 2021 at a rate that we are also happy with.Unit #3 is 1,200 SF that we think is easily rentable at $15-$20 SF/Year.With the above scenario, we calculate:GRM 6.7Debt Coverage 1.82Cap Rate (Purchase Price) 9.4Cash/Cash Return 13.4% with 8% vacancy factor.

And she called friends who came and took away some of the junk furnishings my workers had taken from the house and put on the curb, which reduced by half the amount of stuff that went into the dumpster.

On move out day everything that is left in the home (including the people) can  be removed. at first when I would drive these rental areas I would say to whoever I am with.. this looks like our neighborhood on Saturday look at these people setting up for garage sales.. and then I would think they sure are sloppy with all the stuff they want to sell piled on the lawn or on the curb.. then I was informed those are forced move outs and the lovely tenants just leave their stuff there and off they go..

Look for violations outlined in your lease and keep hammering those....at best you can find enough to warrant eviction, but by the time you do that, it will be close to the lease being up and then don't renew.You won't change this behavior...at best you lessen the issue until you kick them to the curb......

I would need to cut the curb on the side walk to create the entrance into the parking lot as well as pour the asphalt/cement into the lot and create parking spaces.I know there are permits and levels of approvals needed to begin, I just want to get a list of companies that can do this type of work.
