I hope the process goes well, but let's not announce you're an amateur on a board full of sharks.

I'm on the board in one of the local nonprofits and was looking into different ways how to add some extra funding to our affordable housing fund.

However, I also hear that they have varying fees across the board that can eat into the seller's take-home.

If people think houses, or other assets, go up linearly then I am at a loss for words. i was on a cruise last fall and my wife made friends with a lady in Art Class and it we had dinner with  her and hubby.. turns out hubby was on the Board of American homes for Rent... they own about 30k homes.. they morphed from buying from others to building their own.. and then when rates rose they stopped and are just treading water at this time.. at least thats the report for that company..

It's just like the new  people on this board that watched hours and hours of podcasts and read tons of books, and they say they're ready.

And like a marriage, while you can certainly get out, if both parties aren't mutually on board with getting out, it becomes very messy.So, like a marriage, yes, you can meet your partner online.  

The good news is that in cities like Berkeley with aggressive rent control, there is always a shortage of available rental units (the rent board bureacrats constantly find ways to perpetuate the housing shortage upon which their jobs depend).

You do need the dynamic element, MTR pricing shouldn't be the same across the board for every month.

I happen to agree with most of the folks on this board that this kind of structure is overkill.Also, understand there can be issues getting a mortgage with an institutional lender and potential problems getting title insurance.
