@Devon Hardeman we close a lot deals for wholesalers in TX and have found that OSN Texas, Republic Title of Texas and Capital Title are the best.

First Republic Bank = 3.1% How did you add value to the deal?

My plan for the property is to offer 600k, 20% down and 4% interest rate with first republic bank and 50k for the renovation.When the current owner asked tenant at back ADU to vacant the property, they didn't compliant and has not paid rent since October. 

I like them as well as Old Republic.

I am a Realtor in Orange County in the People's Republic of California.( I say this because they are tenant friendly and if someone is in your home that you own the proper contracts must be in place)  This should have been in the contract on a Per Diem (Cost per day) of the PITIA (Principle Interest Taxes Insurance Association Dues) rent back no longer then 29 days with a deposit(usually 1 month of PITIA) that can be taken out of the net proceeds to the seller.
