Are you leaning toward a specific strategy like buy-and-holds, flips, or house hacking?

Recently closed a deal with a client that was a 3/1 single family house for $120k and they're renting it out to section 8 for $1550/mo!

It was an up front payment to receive the modeled layout of the home, and they had an individual go to the house to do the mock ups.

Instead though, I don't want to sell it but use the refinance money to buy more, I've been thinking about buying back taxed houses in the area. 

Still green, but thinking a good niche would be housing close to universities and colleges.My long-term goals in Real Estate are to eventually get in to commercial properties such as apartment complexes and office buildings.For the past two years I have been educating myself on Real Estate investment.

This could be due to various factors, including market conditions and changes in demand.Question: How do you think these changes will impact the Arlington County housing market in 2025?

For example of above, there was a person I know, they bought a house for a rental, the square footage was enough to make a 3rd bed out of a dining room, that would increase the month rent by $400.00 a month if they did that..

I considered starting out house hacking a MF, but it will only increase my monthly expenses, not lower them or provide cash flow.

This might be the worst store overall, yet it has the best location for housing.
