You can't buy stocks for a discount just because you don't buy them at the NYSE.

@Chris Miller history doesn’t repeat itself, but it does rhyme.I remember 2006, and how the fed was engineering a beautiful soft landing and everything was great and home builder stocks and banks and investment banks were THE stocks to own because all the data was pointing to a rosy future.The only data source you would need is the yield curve.  

I got lucky and rented the developers house :) I also owned 4 rentals in Patrick farms just across the street north of Reunion.. if you are dead set on MS thats what I recommend anything else you invest in going to be a crap shoot at best.

There is NO registry for Trusts (like there is for LLC's and Corp's) so you get total privacy of ownership...which is your first line of defense when it comes to crazy tenants and contingency fee lawyers (and their dead-beat clients).

Between furnishings (2 bedroom), stocking kitchen and bathrooms, outdoor furniture and hot tub, I’ll be around $25k.

Nothing is 100% accurate, so you will have to review the data to ensure you are not wasting $ on dead ends (property just sold/on MLS, recently rented, etc).

This isn't a stock, where you price it today based  off tomorrow.
