@Jimmy O'Connor that’s actually really surprising that Grays Ferry’s average is about the same, i honestly didn’t dive deep into the numbers and would of never guessed they’d be so close thanks for relaying that info. i actually had my eye on something in Grays Ferry but was a tad worried about an exit plan as i assumed it wouldn’t appreciate as much as Whitman or Pennsport but looks like i was dead wrong as you mentioned Feinbush has moved into Grays Ferry.

The fact that he’s walking away from this thinking it’s a dead end is more irresponsible and reckless than anything anyone else has said. 

While the 4% mortgage is great, your 1M in dead equity isn't giving you a great return.

(I ended up getting my real estate license last year as a side hustle too) because I was dead set on flipping/building homes.

We rent apartments, so we only have one door/unit with a doorknob and dead bolt.   

Have you heard the expression "when visiting someone, don't stay longer than 3 days or you begin smelling like dead fish".  

I predict that the guys who are fully leveraged and cash flowing $100 per month will be motivated sellers when the next big correction happens.actually its either them or they walk and its their lenders selling that is what happened in that time period.. and was pronounced in certain markets.for me personally  I don't want to risk  my credit and finances and borrow 75k to make 1200 a year... or even 2400 a year if its a market that has a history of no appreciation and I don't feel there is going to be any significant appreciation.. 2 to 3% a year does not cut it.but I will take 500 a month negative or 10k a month negative if I think there are huge gains at the other end..
