Becoming a property owner.The hardest part about this right now is underwriting deals, remaining patient and disciplined.Outside of that, the actual details of managing the property are only hard if you do not have systems in place, delegate responsibility, and don't fully comprehend what physical asset investments require-- capex & opex heavy.

In the end we had to pay to turn the space back in to a white box/shell and closed with basically zero physical assets.

Distressed properties are real estate assets that are usually sold at a discount due to financial or physical distress.

@Dona CardenasI personally think actually owning physical real estate is the best way to go especially using leverage.  

I haven't had a full-time employment for a while but I have money saved up to buy a property or two.Is anyone here living abroad also or know anyone living abroad that is not physically buying properties in the USA but abroad?

Nor will you get a Constable to go with you if you have not confronted the issues ahead of time......unless you encounter physical violence or a threat to your life, I highly doubt you will get any support in giving an eviction notice to a tenant.  

This way if there’s physical damage by residents the company pays the first $500 to fix it.

Not much, but something to keep in mind.They are all good options, I would also recommend a place where you are physically the closest to or can get to easily.
