Unfortunately neither is right and they both find out after the mistrust starts. 

Agent sometimes will mistrust you if you chatter too much about your success and how smart you are when it comes to making money.

I spent the first 30 years of my life there and have a network of friends and family I can lean on to provide references for vendors and help out, and I still wouldn't feel comfortable playing long-distance landlord there unless you are prepared to deal with issues like scrapping in broad daylight and a culture of mistrust and contempt of authority that is, perhaps rightfully so, held by many residents.

Why in the world would you continue to do business with someone you mistrust to the point that you would post on a national forum asking for advice? 

I just wish you were a touch less confrontational about things you're actively asking to learn something about.And your whole positivity all-the-time kick...it reminds me of propaganda shots of the Hitler Youth and the Soviet Union's Young Pioneers, all those teenagers in line with wide fixed smiles enthusiatically doing calisthenics in the broiling sun, not a hint of the death camps or the gulags about them as they focused on an ever-more-brilliant future to come, the Thousand Year Reich and the Worker's Paradise.In this country, I have learned to deeply mistrust permanently positive people who melt into puddles and wail at the first sign of real hardship.

There are so many dishonest people doing business that they have created an environment of mistrust.

My wife, who tended to have a mistrust of applicants and a bit of an attitude in her showings (as if every tenant might rip us off because one or two of them had to be evicted), was not very good at closing an applicant.

Diane is this a blanket mistrust of people, or a specific mistrust of the statement provider.The reason I ask is, if you are apprehensive about this specific person providing you false returns, then I recommend not doing any business with them.

That kind of thing creates drama and mistrust.
