There's enough ARV to satisfy the acquisition and rehab cost but been having issues in finding lenders to lend on them.

DSCR lending to a foreign national is doable, but we would need to jump through some hoops.

It will be hard with a more institutional lender like us to get down below $100K on a loan amount.

However, I was talking to a DSCR loan officer about a property I was looking at and they told me that they would only lend to an entity like a LLC or corporation; they would not lend to me individually.

Non-profit or not, it will be UW as a business...the non-profit designation doesn't eliminate the lending review, just makes the proceeds non-taxable in order to be put to charitable use.

Does anyone know of any banks in or around the August Ga area that will work with out of state investors? Preferably with 30 years fixed loans? My partner and I plan to purchase 25 houses in the next 4 years. 

@Angela Hudson if you want to fix/flip find someone local and fund their deal (ie lend).

Conventional lending is not really an option as I am a college student and dont have much W-2 income at this time.

@Keegan Darby  To truly compare private lending to holding you'll want to pin down your ROI a bit more.
