With no experience or funds to get going on this solo (currently a bartender), my thought was to join someone who is already doing it and learn along the way.

i'd join facebook groups for your local area and figure out where the REI meet ups are.

There are meet ups all over the country; i'd recommend a google search of your area to see what pops up. i'd also suggest joining local facebook groups for your area / surrounding areas and ask there.I tend to agree with Stuart here; your first deal should be your own capital here and serve as a proof of concept you can use as an example in moving forward to try and garner money from investors for future deals.Other than bringing a deal to an experienced investor it's unlikely they will want to give capital to someone who hasn't pulled the trigger before.

I therefore make it simple for people to join in without having to deal with daily operations' headache.My combo of a reputable personal brand, online presence, dropping knowledge bombs, and sweet passive investment opportunities is like a real estate investor's dream come true.

The cost to do so was 50k to join.

Considering joining and looking for any reviews or recommendations if the program is legit and worthwhile?

It may some disgruntled students who joined, but realized real estate was not for them, and sued to get their money back. 

I have joined some groups and looking forward to joining more.

Additionally, another neighbor who owns an adjacent parcel has expressed interest in joining the project, contributing their land to the development as well.I believe this could be a great opportunity for all of us, especially as a unique retirement plan for my family and my neighbors.
