I want to defend this because turnkeys get a bad name anyway, and since everyone assumes the inspection should come back clean, that only further hampers the reputation.

I have had to make some rental concessions and obviously my ability to acquire additional cash flowing properties has been hampered. 

Do you have any other deals lined up that may be hampered due to your money being tied up with this project  if you continue with the rehab?

I look for "free" properties, meaning I want to buy, remodel, and then use the forced appreciation as my down payment instead of my own cash, since I'm trying to grow this will hamper me by taking $34k or more of my money.

The main thing I'd be worried about is hampering my ability to rent the duplex without a garage space if both garages are leased and a duplex unit is turning over.

I think because the taxes are so cheap here compared to NYS it hampers dumping them.   

Stick with the guys that aren't hampered by too many guidelines.

But you are going to be kind of hampered by whatever the going rates are.
