The main thing I'd be worried about is hampering my ability to rent the duplex without a garage space if both garages are leased and a duplex unit is turning over.

I feel like this is significantly hampering my ability to find a place right off of the bat because I suspect the only deals I'm going to find are going to be through house-hunting on my own/direct mailings.

I think because the taxes are so cheap here compared to NYS it hampers dumping them.   

Stick with the guys that aren't hampered by too many guidelines.

I am still in some educational programs (phd and mba) and the employment contract with my university runs out in 06/2015, which might hamper any attempts to secure a traditional loan.

Is it the predatory lending law, and does that really hamper us or is it just in place to keep actual lenders from getting people into loans that are unrealistic?

@Rahul BhattYou have a lot of options out there, but one of the things that may hamper your end financing is the guys who are here on Visa's.  

That is a good area for rental property however a poor credit score may hamper your ability to purchase anything.... 

Not only would you have a marginal property but that non-performing to break even debt could saddle and hamper you from buying the better properties when they come along.One discussion I often have with buyers is scale.
