Check the neighbourhoods around the city centre: La Saidia, Patraix, Les Corts,...Buy as cheap as possible, if it's for long term is better to buy a property without elevator, but with some space to be installed --> 30-40k maximum. 

I'm from Rockville Centre myself.

Lemont, Bellefonte, Boalsburg, Centre Hall, Pine Grove Mills, etc.... 

This is a great little area ,it’s got a lot going for it as mentioned above plus they have started work on the $500 million judicial Centre ,a little east of here towards twin aire and if you’re feeling brave and have good risk tolerance and cash you could look at streets north and south of English near Twin Aire .Good potential there ,it will take time though 

I am also in a population centre growing fast.

I didn’t do business with them yet @Chris Wilson but I know IBERIA and Centre State Bsnk are in the market writing loans. 

This house is in a great area right in the centre of the city.

Also on the council notes are discussions on the infamous "centre plan," it sounds like they're gonna promote making our city more dense and to facilitate an aging demographic by allowing in-law suites in R1 zoning.

The room is closer to the campus and right in the university's commercial centre (so better location and maybe better condition).
