When replaced with a gas boiler and seperate gas hot water heater the yearly gas bill was $1,700.

They often don't cover a $1000 bill for obvious guest damage to furniture.

The property now cash flows $4,550/mo after all bills are paid.

I currently have about $30,000 I am planning to invest and I don't have any student debt, credit card bills, or "real" expenses (I live at home).
