This might be why trying to attract an investor showing high cash flow returns in a marginal area or tenants might get you a lukewarm or cold response.It is NOT my thing.

I'm sure your investors would at least break even (or see a small return) even if you charged market rate PM fees, so you're not actually reliant on new business to fund prior investors' returns, but merely to enhance those returns.

My thing is, can I get rent for a two-bedroom at this point.

It's my opinion that the idea that S8 "pays more" is a myth.
