This was a similar strategy we did for @Brian Nguyen recent purchase buying just West of Western Ave. on the outskirts of expensive Logan Square and Wicker Park neighborhoods.

I always tell my clients when they bring me a New Western deal and ask if they are legit is this: If the price was $5k higher, would you still want the deal?

If you are looking longer distance at some point western NY may be a good fit. 

I guess that this issue comes down to "what are reasonable title charges for a house sale in New York State/Western New York?"

you talking mixed use in a ( just speculating small mid western town)  the mid west is littered with vacant commercial buildings.habitation for humans is one thing most folks need a roof.. but not everyone needs a small commercial space.not to mention tough to finance.. as for timing its neither good nor bad.when it was good NO one was buying except the very brave and the foriegners with cash.. credit was frozen or US folks were reeling.so now that cash is flush everyone is back in the game.. so there ya go.

There is a ton of opportunity in the mid-west Western Illinois and Eastern Iowa.
