I have had a nice career in corporate America, however I am quickly realizing that no matter how high up the chain I get, I will never have true financial freedom.

The downsides are complexity (both the entity and the individuals require tax returns); and financing difficulty if you need a mortgage.Now that the CRA has made it so that you will likely suffer double taxation if you use an LLC or LLP, in my opinion, it would be better to own the property in your own name(s) and buy more liability insurance.Containment of liability is not the only reason to use an incorporated entity.  

Again, this is the simplest possible incorporation LLC layout, with 1 owner-member-operator me and not subject to change anytime soon.

You can incorporate in your home state and register it in the state you choose to buy in. 

Finally, I have had a sole proprietorship before and the taxes for one are relatively easy to incorporate into personal tax returns.

FB favors people in images, so if you're doing a house heavy picture, consider how you can incorporate more faces. 

For those choosing to incorporate the affordable units,  It also means paying the city annual fees to monitor your rent controlled units for complaince,  and a bunch of other rules designed to force you to spend/maintain equally on rent controlled and market units   (If you put marble countertops in the market units they want them in the rent controlled units too).   

For this option, would it be wiser to incorporate in Dallas, TX for those properties purchased there?

Going forward, you can resolve questions like this by referring to your written policy (can be as simple as an email, or literally incorporate it as part of the ad for each unit, which will save you some time), and not have to worry about it. 

I believe you can weave out people who just want a daycare from people who want to teach children and help incorporate core values in their program.
