Solar cost was about $23k, financed for 15 years at a 6.5% rate. no monies down.SoCal Edison charges me about $12/ mo for connectivity charges, my monthly bill on the panels is about $200 (same as i was paying before, but minus the giant summer a/c bills)As of now (10 months into my true-up period), i have about an $830 credit with Edison.

I have a property that about 2-3x/year, the tenants will end up blowing 1 of their breakers because they overloaded an electrical outlet.The issue is that the circuit breaker panel is located in the garage, which I don't provide the tenants access to (I keep it for storage and cars).

Joseph,I would think documented replacement of the whole house of knob and tube wiring and an updated larger panel with room to expand in the future would be a great selling feature.The big question is what will it cost and did you budget for it already in your purchase price??

But we're taking houses, and I would only suggest acoustic in the basement, I tend to not rock basements, for the mere fact that everything is affixed to your basement ceiling, and you need to access that, so if I do rock a ceiling, I usually put in access panels.

So, having half or 2/3 of the basement finished, even if its real basic, just paneling and carpet or flooring, really appeals to a lot of buyers in that range.

Before it’s rental ready, I’ll need to replace the old carpet (I’m thinking with vinyl sheeting downstairs and carpet upstairs) and paint the walls (including a few walls with rather dated wood paneling).

Here is the video. https://youtu.be/_jn6G6cZsdEI just hope they made a mistake and sent you the video of the pre-rehab condition of the property and that this is not the post-rehab condition of your property...It’s look like one of the distressed properties we buy in C class neighborhoods before we rehab themit looked to me to be new pex... maybe water heater.. and maybe panel and some wiring.. no question though the house is old and will need constant cap ex through its life.. there is a term called  functional and another call economic obsolescence  and that's what you have with these homes that are bought wholesale for 5 to 10k  in these areas..
