Electric does not [blow up], or [poison gas the renters to death when a line leaks].If you have gas and want to replace it with electric, yo need to have enough amps available on your main electrical panel to handle the new appliance, or else you will have to stay with gas in that unit.Just my 2 cents.

(i.e. a porch swing, a wood paneled entertainment area, a wine fridge).

In no particular order: Structure - Obvious usually, but check the sub-floor and the atticFoundation - This could be a huge deal so I would get a specialist to look at it for you.Electrical - Has the main panel been upgraded? 

The whole house needs to be rewired, new panel, and new meter anyway since it is knob and tube 

The house has a solar power purchase agreement that the listing agent said something about costs 27k to buy out, but I said usually PPA is just a monthly payment for purchasing the solar, unless you want to buy out the solar panel, and she had no idea.

I do have a problem with the mass of Wendy's & Kroger & Home Depot & Democrats & Renewal By Andersen & NPR & Verizon & solar panels & Republicans & wholesalers. 

I can't afford to have the paneling painted, but it is an a-frame so it has a lot of good light and I am going for a fresh, modern look.

There are some solar panels for the ring that maintain a charge.I opted for hard wired cameras from digital watchdog that get power from the ethernet cable.

A few things to keep in mind:1) If you found that the wiring is a mixture of new and old, you will need to disclose it when you sell it (most PDS have this listed) so buyers will be aware of what you have2) If they have an inspection, they will find it and then more than likely provide you and your agent with that information which again, you will have to disclose3) If there is a fire that can be tied to electrical, many companies will not cover knob and tube (check with who you have the property insured with as you do the reno)When we look at a house that was built when knob and tube could have been used, we look at the incoming panel to start with but then 1) check EVERY outlet in the house with a tester to check for proper grounding, 2) pull one or two outlet covers / switches on the 2nd floor to see what wiring is in the box and finally, 3) pull a light on the ceiling of the first floor to see what wiring is used.
