So yeah, I basically understand it as both parties should pay, but enforcement is loose and if you are buying small properties there is low chance of getting caught due to a small fish/big pond scenario.  

Compared to what you did which was househack a small  multi and the absolute best way for someone to buy their first property full stop.while there will be sub to deals out there they will a a very tiny fraction of the RE market as a whole so your fishing in a bucket instead of the lake..

You have certainly lived by the proverb: Give a (wo)man a fish and you feed them for a day; teach a (wo)man to fish and you feed them for a lifetime!

Targeting the right audience is what is giving me a60%+ conversion rate, and huge profit margins/deal.The point I am trying to make in layman's terms is simply this.You are debating that if your mission is to catch fish, it is better to swim after them with a bat and beat them to death, than it is to swim after them and beat them with a pool noodle, or an inflatable rod that (is much harder to swing under water).That is my point.

Deal size may be biting off more than what I can chew on my own but my hope is to convice a bigger fish to join this opportunity because  of the upside potential, and im flexible to structuring that agreement in a way that makes it work for everyone. 

Getting the time of day from a commercial broker can be a little more difficult as you'll be a small fish in a big pond.
