You can't control how your tenant reacts though and you have to do what's best for you.Just like a with a bad employee, you need to know when to "terminate" or "fire" someone because otherwise you're enabling bad behavior.

That said, there will always be deals and hope you guys find them - I am about to exit from the RE game :-)  I used to think like this.And I used to think the market would react the same.It's not.

To prove my point I will take my market here in Utah, this may not be the same for your market but I would be surprised if we are the only location reacting this way.Below is a graph from Q3 2019-Q3 2023.

Although we are not merely order takers, you are the client and we look out for your best interests, therefore it should not matter what the seller thinks or how they'll react.
