I learned that from my last property, I did everything myself from writing up contracts to tax returns (what a headache).I'm leaning toward going incorporated so I can get liability insurance but I know the tax bracket goes up (if I'm not mistaken).

Pay the cost for a survey and incorporate it into the agreement between you and the neighbor.  

I would consider tweaking the call to action and incorporating video.

Add incorporating the rental into a business such as a small assisted living facility.

A fixed term lease, OTOH, can not be changed during the specified term unless step-ups are incorporated into the lease.Just google "(your state) landlord tenant law" and you will find the state requirements, which generally will not be contradicted by city or county WRT notification periods.At a bare MINIMUM, any new landlord must read and heed this basic local info before taking ANY actions.

I actually did purchase the two J Scott books as well, haven't had the ability to put all those tools to practice yet but I'm looking forward to incorporating them into future experiences.

And I can't afford to buy in CA, so won't be incorporating there :)

I am definitely incorporating the smoke detector one.
