If you lack the confidence of faith to leap when you don't know where u will land, then unfortunately you will never get going.

Most deals that have some faith of cash flow require HEAVY rehab.

Faith investors would need the property to appreciate by greater than 50K per year to hold for appreciation alone.  

In my opinion, Maverick and Hipster in good faith could have done more because Maverick had referred us to ABC Baltimore (and Hipster had connected us to Maverick).

I am taking a leap of faith because I don't even have a POF, a HML, or a partner, but I have found several deals that are great flips.

I do not give up easily, I get creative, I have faith in the system, I have read and used a bunch of tips from BP, books, and mentors.

My kids are all grown up with families of there own so I admire you for taking a leap of faith and doing all this when you guys are still a young family. 

Our business model is to have long-term, well-vetted tenants in our properties and monkeying around with security deposits is a bad-faith gesture beloved by fools who can never quite grasp that the rental business is by definition largely a people business.

I suggest either asking a realtor, attorney, lender etc. that you know if they could refer you to one in the area or place calls to a couple in the area possibly targeting a specific realty company you have faith in.
