Get a really solid sense of what you'd like to accomplish and what will be necessary to accomplish it, then go looking for financing.I'd also suggest starting small - build a plan that will allow you to start with, say, a few camp sites and a cabin (or whatever makes sense) and try it out for the season.

There are some much more affordable options, for say, a house but with extra land to build on - which could lead to some fun and high potential opportunity - but it gets into a lot of things I do not have expertise on, which is how to evaluate land to build on - permits, zoning, set up for plumbing, electrical - that is not in my wheel house at the moment, but i wish it was!

(Also, the partial wall opens it up a bit more anyway, so it's much more feasible to do a king in that type of space than, say, a room with full walls all around and 12-14 inches of walking space around the bed.
