Her husband is in drug rehab and she has 2 kids she is trying to take care of. 3 months late on mortgage.

If I'm getting calls from only 1 tenants about drug activity, or people living in a unit not on a lease, what is the best way to proceed?

Two of them offered to barter their services with him in exchange for rent.I had one tenant arrested for carrying a kilo of drugs in his car.

You have no idea what the source of the money is, possibly drugs, and take a very high risk accepting cash in advance.

At the very least, this tenant is possibly on drugs and I think she's sort of a "risk" for trashing her own house before she leaves if she's unhappy about being forced out.

You will start making contacts with leads over time but still keep your expectations low and understand that the majority of the people that even answer will not be interested.It's just like dieting and exercising.
