I think that short sale deals are built for long term planners, and many of my investors sprinkle them in around other projects.  

Or you can buy and hold a property and get a small sprinkle of cash coming in every month.

The last gentrifying area I bought into had just selected a winning developer, the contract award came with City approved plans for the developer to build out a combination of 2,600 new SFR's Condo's, For-Rent Apartments, and a Senior project, with some affordable units sprinkled into the mix to appease the local politicians for gentrifying the area and forcing the poor out, there was also a Whole Foods, Target, and others retailers committed.

Remember this is not a script, you have to sprinkle these questions and statements into the conversation both on the phone and in person

If they are sprinkled in her and there then I would try to avoid them and use arms length translations.
