Are you looking to go fishing in Alaska or make money investing in real estate?

The US is a new kettle of fish so I'm just doing all the reading I can. 

Tell them pack up and get out ASAP,they will never give you a moments peace.Tell them to clean everything up properly and leave quietly and you won't sue them or hurt their credit.They probably found some place they like better or cheaper and now they will drive you nuts until you let them go so just open the door for them.

There's nothing really wrong with it, unfortunately they just need to be fished out occasionally with a wire coat hanger.

Sorry, don't want to highjack the OP thread and question, but the ruuuurrrralll (as @Brandon Turner put it) nature of buy/holds is a nut that I don't think I have ever heard really answered. 

These over 65 guys are tough nuts :-)Good luck and be patient! 

But, unless they've been clear they're going to fight it all, I'd focus on the fastest path to getting them gone rather than trying to get all rent due.You've got bigger fish to fry with what sounds like a rehab project starting soon.

Sell the stuff you dont use but like to keep there and eliminate that expense from your monthly nut.

Also a passive income nut myself :)
