I have done two BRRRs and am still a huge fan of the value adds (working on a 3rd deal flipping it right now) but would say since covid 95%+ of value add deals do not work for any equity creation even the bs wholesalers send out.

I'm not a big fan of one beds, and the commercial has to be underwritten at higher cap rate than the commercial.Historic sounds like a lot of deferred maintenance.

Other repairs since the new tenants moved in include, a sliding door lock replacement, drywall repair from a roof leak, 4 cracked windows, a broken front door handle, light fixture replacement, blinds that are longer than the window, window screens and now a ceiling fan making grinding noises. we're about $5000 into repairs/replacements right now since the tenants moved in.
