The hot water pipes leading from the boiler were leaking in 20 places the inspector could see and as a bonus were wrapped in asbestos.2) There is only one thermostat for the building so the tenants on the top floors often open their windows during the winter because so much heat comes off the radiator, as a result the gas bills (landlord payed) can sometime be more than $3000/month in the winter.3) Some of the electrical panels had been updated but most had not and the wiring was all original fabric coated and would have to be replaced if worked on.4) The roofs needed replaced.I could probably use all of this to get the price much lower but it seemed like just too big a project to take on especially when the numbers were good but not great.Any experiences working with older properties like this?

There are two kitchens, upstairs and downstairs in the main building but both units are fed from a single electrical panel and there is one common furnace with a single thermostat in the upstairs unit.

Moving outlets, dedicated circuits, if the panel cannot support the added circuits you need a new one, all the new lights and switch locations based on opening a wall or two...

Since that old drawer apparently only had a single center mount slide, you could probably just use a single bottom mount slide per drawer, or just go with a pair per drawer.Then you have to either build or find a drawer box as well as a decorative front panel to match with what you have on that existing cabinet.

I'll be honest with you:it sounds like you're attempting to dive into two separate business at the same time (selling solar panels & wholesaling houses).This is a huge entrepreneurial no-no.If you're going to get into a new business, your attention should NOT be divided.That being said, if you've $25k to spend, the best thing to do with it, is nothing.Not completely nothing, but spend it on ListSource and Skip Tracing.It's your business, you need to lean into it.Take the list and cold call it.Talk to homeowners, get comfortable being uncomfortable.You need to make offers and fail forward.After you've a deal or two under your belt, I'd recommend hiring and training (local) Americans to cold call for you.You'll get no greater ROI than this :)As @David Lecko said, enjoy your trip and hit the ground running once you're back on US soil!
